REDEFINING HOME : A BLUEPRINT FOR URBAN DENSITY
 
An ambitious project that redefines single-family residential living by integrating additional dwelling units within subdivisions of Los Angeles. This initiative focuses on enhancing urban density and affordability through the revitalization of a notable mid-century home. The design employs a modular grid system that not only maximizes the use of space but also incorporates sustainable living elements, such as operable windows for natural ventilation and communal areas that encourage social interaction and community building. By adding these new units, the project addresses the pressing need for more accessible and flexible housing options, providing a solution to the challenges of urban living. The thoughtful integration of these elements makes VISTA BLOCKS a forward-thinking model for transforming single-family zones into vibrant, multi-family environments, offering a scalable blueprint that can be adapted to other urban settings facing similar challenges. This project not only increases housing capacity but also enhances the quality of life for its residents, setting a new standard for residential projects in densely populated areas.

MAR VISTA : A CASE STUDY IN SINGLE-FAMILY RESIDENTIAL LIVING

Mar Vista is an exemplary representation of mid-century single-family residential architecture in Los Angeles. Established in the late 1940s, this neighborhood was designed to combine suburban tranquility with close access to urban centers, capturing the post-war American dream. Despite retaining its distinctive character with tree-lined streets and architecturally notable homes, Mar Vista faces modern challenges related to urban density and housing affordability.

OCCUPANCY AND COMMUNITY INTEGRATION.

The idea introduces a nuanced occupancy model that caters to the varied needs of urban residents. Providing homes for a young professional and a small family, each seeking community and affordability. This not only optimizes spatial utilization but also cultivates a micro-community. Central courtyards and communal gardens encourage interaction among residents, fostering a network of support and enhancing communal living.

TRADITIONAL STRUCTURE.

Standing as a testament to Mar Vista’s mid-century architectural ethos, characterized by its simplistic lines and integration with the natural environment. Prior to the renovations and additions, this single-family home featured classic elements typical of the era, including open floor plans, large windows fostering indoor-outdoor living, and an emphasis on horizontal lines that complement the landscape. The house was designed not only to serve as a comfortable dwelling but also to blend seamlessly with its suburban surroundings, reflecting the post-war emphasis on harmony and accessibility.

INTEGRATION OF NEW FORMS.

An evolution of the original structure, effectively blending modern interventions with the historical architectural language. This renovation simplifies the building to its core elements—maintaining the clean lines and open layouts characteristic of mid-century design—while strategically incorporating denser occupancy solutions. Additional modular units expand the capacity of the lot, accommodating more residents while preserving the architectural vernacular of the original house. Each modification respects and reflects the original design principles, demonstrating that increased density can be achieved without compromising the design's integrity.

ENHANCING COMMUNITY THROUGH DESIGN.

The layout is intentionally crafted to strengthen community bonds and foster support systems among residents, utilizing communal areas and shared amenities as the primary tools for social interaction. These strategically placed spaces, including gardens, lounges, and flexible workspaces, are not just amenities but essential components that encourage residents to meet, collaborate, and build relationships. Positioned to bridge the gap between private residences, these areas facilitate both spontaneous and planned interactions, promoting a strong sense of community and belonging. This approach is crucial in transforming the space from a simple residential area into a vibrant, supportive environment where daily interactions enhance the quality of life, allowing the community not just to exist but to thrive collectively.
